a little primer on wet and dry life safety fire sprinkler systems from #HowStuffWorks Wet pipe system, which is composed of steel pipes that are always filled with water (hence, the term "wet"). The water in the pipes is under a moderate amount of pressure. When the sprinkler head is activated, the pressurized water in the pipes is immediately released, providing a faster reaction time than any other type of system. The wet pipe system is also the simplest and most reliable, boasting cost savings for easy installation and low maintenance. However, wet pipe systems are not always the best choice. Since the pipes are always filled with water, they're not recommended for locations where the pipes might freeze or in residential environments where accidental leaks could be detrimental. As you might have guessed, in a dry pipe system, the pipes are not filled with water -- they're actually filled with compressed air. When the sprinkler head is activated, a valve releases the compressed air through the sprinkler head. Once all of the air is released, the pressure in the pipe changes, allowing water to fill the system. Dry pipe systems have a slower reaction time (up to a minute delay). To make up for this, dry pipe systems release a larger amount of extremely pressurized water, which requires larger pipes (and a larger budget). This article is featured in the September 25, 2020 edition of the Mid Atlantic Real Estate Journal Sprinkler Monitoring 2.0: More than Just Tamper and Flow Life safety fire sprinkler systems have been used for decades and are adapted to various building types and geographies. Of all the fire sprinkler types, the majority are wet systems which are piped systems filled with pressurized water. The next most common type are dry fire sprinkler systems. These are designed for areas unsuitable for water-filled systems because they are prone to pipe freeze in areas like parking garages, loading docks, and refrigerated areas. Pipes in these freeze-prone locations are filled with pressurized air or nitrogen. Dry systems still rely on water to extinguish a fire, so the wet portion of a dry system is housed in a different (heated) area where a device called a dry pipe valve separates the pressurized water from the pressurized air. In the event of a dry sprinkler head discharge, the clapper inside the dry pipe valve releases and water pushes air out of the system before the making its way to the opened head. Buildings with fire sprinkler systems are required by code to be inspected regularly and monitored for water flow in wet systems and air pressure in dry systems. Both wet and dry systems require tamper monitoring of the control valves. These alerts are relayed to building owners and local fire departments via a system dialer.
